Lot Rents in Crisis

Lot rents skyrocketing in central Florida

Rental fees for manufactured home lots in central Florida have been increasing at a startling rate lately, according to a recent article in Click Orlando.

Residents in Osceoloa, Volusia, and Lake counties have been reaching out to News 6 to complain about rising rents. They said that corporations have been buying mobile home parks and then quickly increasing rents.

PhotoOne resident of Spanish Village, a 55+ community in Leesburg, said her lot rent for the past two years has been $480 per month. But it’s jumping soon to $850 per month. President of the Spanish Village HOA, Philip Roy, told News 6 that 32 out of 36 homes for sale are listed because the rent has reached unaffordable levels.

A secondary effect of those rent increases, said Roy, is that many people haven’t been able to sell their house because the rent is too high. “So people are actually losing their equity in their homes very quickly,” he said.

A law passed last year could help. The law, HB 613, allows home and park owners to enter mediation to resolve disputes.

It’s Smart to Have a Smart Manufactured Home

I am fascinated by all the new technology being developed today. Did you realize home owners can have almost every kind of electronics gadget in a manufactured home compared to a regular home?

Mobile home owners can install any number of home automation devices, including appliances, digital lighting, digital thermostats, huge LED TVs, computers, modern entertainment systems, and digital security systems. All of them can be controlled remotely by a time schedule, from any room in the home, as well as remotely from any location in the world.

Nest hubAn article in Common Ground Magazine found that 80 percent of retirees are interested in smart thermostats or apps that control appliances; 76 percent would consider sensors and alerts or medication reminder apps to monitor their health; 67 percent are interested in health optimization technology, like air purification or a device to improve sleep; and 58 percent would consider home maintenance technology, like cleaning robots or heated driveways.

Take a tour of some of our homes. You might be surprised at the technology and safety features you too could add to your manufactured home!
